An open floor plan works hardest in a two bedroom home, where every square metre has to serve more than one purpose. Removing the walls between living, dining and kitchen turns three cramped rooms into one continuous space that feels considerably larger than its floor area suggests, and lets daylight from the windows reach the centre of the home instead of stopping at a partition.

What changes when the walls come down

The gain is not only visual. A single connected space gives you one sightline from the entrance to the far window, which is what makes a compact apartment read as generous. It also changes how the home is used: cooking, eating and sitting stop being separate activities in separate rooms, which suits couples, small families and anyone who entertains at home.

The trade off is that everything is on display, so storage and zoning have to be planned rather than improvised. In our projects the boundaries between areas are drawn with the ceiling, the flooring and the furniture instead of with partitions. A dropped ceiling over the dining table, a change of material underfoot in the kitchen, or a sofa placed with its back to the cooking zone will separate functions while the space stays open.

Planning the two bedrooms

With the public areas merged, the two bedrooms carry the whole private half of the plan. We usually position the master suite furthest from the entrance, with its own bathroom and wardrobe, and place the second bedroom so it can work as a guest room, a children's room or a study without being redesigned later. A short corridor or a change in ceiling height between the open area and the bedrooms is normally enough to keep noise and sightlines separate.

Storage is the part most often underestimated. In a two bedroom home there is no spare room to absorb what does not fit, so wardrobes, utility space and kitchen storage have to be sized at the planning stage rather than added at the end. We design joinery as part of the layout, which is why our drawings show what goes inside each cabinet, not just where the cabinet stands.

Single storey, terraces and daylight

A single storey two bedroom layout is simpler to live in and simpler to service: no stair to lose floor area to, no vertical separation between the bedrooms and the living space. Where the plot allows, connecting the open living area to a terrace through full height glazing extends the usable space outdoors and brings more light deep into the plan. In a hot climate that connection needs shading designed alongside it, otherwise the glazing that makes the room bright also makes it uncomfortable in the afternoon.

Where the plan meets the building

Not every wall can be removed. Structural walls, service risers and the position of the kitchen drainage all constrain the layout, and in Dubai they also have to satisfy the building management approvals before any work starts. We survey the property first and design the plan around what the structure actually allows, so the drawings you approve are the drawings that can be built.

The same applies to services. Moving a kitchen means moving water supply and waste, and moving a bathroom is harder still. Where the existing positions are fixed, the layout is designed around them, which is usually a better outcome than a plan that looks good on paper and turns into a change order on site.
